Savvy landlords can reduce the likelihood of delinquent rent payments, property damage and costly evictions by choosing to review a potential tenant’s history prior to signing the lease. Having access to this type of private data, however, comes with rules and regulations governed by the Fair Credit Reporting Act (FCRA) so using a reputable vendor who is familiar with the law is of critical importance.

Unlimited County and National Criminal Check
Criminal screens will review the past seven years of an applicant’s history. County, state and national databases are reviewed, and any incidents in which a person was convicted will be flagged. We offer several different options, but our most popular includes a seven-year unlimited county as well as a national search. We recommend the two in tandem as some crimes are only recorded at the state level, whereas some are considered a national offense.
National Sex Offender Review
National Sex Offender Review
This screening typically covers a multi-state registry, which is important because each state has and manages its own sex offender registry. If you search only the state where your company or the candidate is located, you may not get full details of a candidate’s background.
Credit Report
Credit Report
The credit report will provide a summary of the potential tenant’s creditors, revolving debt and payment history. Available only to property managers, the information is often used to determine the applicant’s ability to pay rent in a timely fashion.
